The Difference Between a Real Estate Broker and Real Estate Agent

If you are new to real estate and are looking into getting a Utah real estate license or becoming a broker, all of the different terminology may initially be a little confusing. Add to it the fact that many consumers use these terms interchangeably and it can be hard to know where the differences lie. But there are some important differences between roles and educational requirements of various real estate professionals.  In this article we will go over the different titles and what they actually mean.

An agent works for a broker – Sales agents are not allowed to work independently, they must be associated with a broker who would be responsible for their actions. Becoming a broker generally requires more schooling as well as a more extensive test.

Real Estate Agent

A real estate agent is someone who has completed the required courses at an approved Utah real estate school, examinations and licensing required by their individual state. In the state of Utah a real estate agent is required to complete a 120 hours of Pre-License Course before they can take their Utah License Exam. Once they pass the exam they can file their Utah Real Estate Licence application.

Once all of these requirements are met a real estate agent is a licensed real estate salesperson. Real estate agents must work for a broker and can not work independently. The broker bares the responsibility for their real estate agents actions.

Real Estate Broker

A real estate broker is someone who has taken additional education and passed examination beyond what is required to become a real estate agent. In Utah to obtain a broker license, a real estate agent must have at least three years of experience and have accumulated a certain number of experience points. The agent must also complete a state-approved 120-hour Broker Pre-License Course and pass the Utah Real Estate Broker License Exam.

A broker can work independently or they can choose to work for another broker as an associate broker. If a broker employs real estate agents to work for them, that broker is responsible for their agents.

REALTOR®

A realtor is a real estate agent or broker who is a member of the National Association of REALTORS® (NAR). As a member of the NAR they are expected to uphold the standards and extensive ethical code outlined but the association. While all REALTORS® are real estate agents or brokers, not all real estate agents or brokers are REALTORS®
